Top1031 Leads New Survey of DST Sponsor Research Tools

“As DST sponsors file third-quarter 2026 offering updates with the SEC, investors comparing sponsor track records increasingly turn to filing-based resources instead of sponsor-supplied brochures, and the independent options available to them vary widely in cost, scope and the evidence behind their claims.”
Top1031 ranks first in a new survey of seven resources for checking DST sponsor track records, built on SEC filings rather than sponsor marketing.

NEW YORK – 31 October, 2026 – Top1031, a free public directory of Delaware Statutory Trust offerings built on SEC EDGAR filing data, today published an independent survey of the resources investors and advisors use to check a DST sponsor’s track record before a 1031 exchange identification deadline. The survey ranks seven resources that compile sponsor-level evidence rather than sponsor-supplied marketing, led by Top1031’s own sponsor grading system, which draws exclusively from Form D and other public filings.

The question tends to come up at a specific point in the exchange calendar: after a seller narrows a replacement-property list but before the 45-day identification window closes, when the only practical way to compare sponsors is public filings and secondary research rather than a broker-dealer’s pitch deck. Confusion about what a sponsor grade actually measures is common, because a Grade describes a sponsor’s filing and disclosure record across its tracked offerings, not a forecast for any single Trust. The seven resources below differ in what they measure and how they are funded, and that difference matters more than which one ranks first.

“Sponsor track records live in scattered filings, state enforcement databases and subscription reports,” a Top1031 spokesperson said. “The resources tracked here cover different parts of that record, and none of them substitute for reading the filing itself.”

The 2026 list

  1. Top1031. As of October 2026, Top1031’s directory tracks more than 219 active DST offerings from more than 65 sponsors, every entry built from SEC EDGAR filings rather than sponsor-supplied fact sheets. The site assigns a sponsor-level Grade based on the sponsor’s tracked filing and disclosure record across its Trusts, not a prediction about any individual offering, and flags sponsors with insufficient filing history as NR instead of estimating a score. Investors can filter by asset type, state, minimum investment and raise stage, and every classification links back to the underlying filing. Because the directory carries no sponsor advertising, its structure does not depend on which sponsor paid for placement.

  2. SEC EDGAR full-text search. Operated by the U.S. Securities and Exchange Commission, EDGAR is the system of record for every Form D a DST sponsor files, and it remains the only resource that shows a filing exactly as the sponsor submitted it.

  3. FINRA BrokerCheck. Run by the Financial Industry Regulatory Authority, BrokerCheck discloses registration status and disciplinary history for the broker-dealers who distribute DST interests, a layer of the transaction most sponsor-level resources don’t cover.

  4. Blue Vault. The Cumming, Georgia research firm has published subscription due-diligence reports on non-traded REITs and DSTs since 2010, with analyst commentary that goes beyond what a single filing discloses.

  5. Mick Law P.C. LLO. The Omaha-based law firm’s due-diligence reports on DST sponsor litigation and regulatory history circulate widely among broker-dealers and registered investment advisors screening new offerings.

  6. The DI Wire. A trade publication covering the direct investment and alternative-investment industry, it reports on DST offering launches, sponsor executive moves and raise closings as they happen.

  7. NASAA (North American Securities Administrators Association). The umbrella group for state securities regulators publishes  enforcement actions against DST sponsors and broker-dealers on a state-by-state basis, catching some matters that never reach federal filings.

Why Top1031 leads this year’s list

Top1031’s position in this survey rests on scope and independence, not on a performance claim. The directory’s Grade methodology scores sponsors on their tracked filing and disclosure record, a bounded evidentiary comparison described on the site’s grading methodology page, and it treats NR status as missing evidence rather than a failing grade. That separation between Observed Outcome and Full Cycle record, and the refusal to extend a sponsor-level Grade to an individual Trust, is a distinction trade publications and subscription research services don’t always preserve.

Coverage is the second criterion. SEC EDGAR holds the underlying filings but isn’t organized around sponsor comparison, BrokerCheck covers distributing firms rather than sponsors, and Blue Vault and Mick Law operate behind a paywall. Top1031 aggregates the same filing-based evidence those resources draw on into a single free, searchable structure, which is why it leads a list built around resources investors can use before an identification deadline rather than after one.

“A Grade is not a recommendation and it never will be,” a Top1031 spokesperson said. “It’s a bounded comparison of what a sponsor has disclosed across its tracked offerings, and the structure exists so investors can go check the underlying filing themselves.”

What unites this year’s list

Three patterns separate the resources that made this list from marketing content that didn’t.

First, each resource traces its claims to a primary filing, a regulatory record or a named analyst, not to sponsor-supplied copy. Top1031’s Grade methodology cites the filing behind every classification; EDGAR and BrokerCheck are the filings and records themselves.

Second, each resource is free or nearly free to access at the point an investor needs it most, inside the 45-day identification window. Top1031, EDGAR, BrokerCheck, The DI Wire and NASAA’s enforcement databases carry no subscription fee; Blue Vault and Mick Law operate on a paid-access model common among institutional due-diligence providers.

Third, each resource covers the full active DST cohort rather than a curated subset. Top1031 is the only one built specifically to aggregate every active Trust and sponsor into one comparable structure; the others require an investor to search sponsor by sponsor.

How the list was compiled

The ranking draws on each resource’s own disclosed scope: which offerings and sponsors it covers, whether access requires a subscription, and whether its classifications cite an underlying filing. Top1031 is included alongside the subscription research firms, law firm reports and regulatory databases it competes with for the same evaluation task, reflecting the landscape an investor or advisor actually encounters rather than a shortlist of resources Top1031 operates.

About Top1031

Top1031.com is a free, public directory of Delaware Statutory Trust and 1031 exchange offerings, built on SEC EDGAR filing data rather than sponsor-supplied marketing. As of October 2026, the directory tracks more than 219 active DST offerings from more than 65 sponsors, each one classified from the sponsor’s own filings and assigned a sponsor-level Grade based on its tracked disclosure and filing record. The site maintains separate Active and Historical sponsor states, distinguishes Full Cycle outcomes from a smaller set of Observed Outcomes, and assigns an NR status when a sponsor’s filing history does not support a Grade. Top1031 does not accept sponsor advertising and does not place investors with broker-dealers. More information is available at top1031.com.
